Breezblok seeks to operate floors or buildings in London that are currently empty or have upcoming move-outs. Our short/medium/long-term arrangements are typically created with property owners, landlords, and corporate clients who have floors or buildings that are void, as well as with properties that are red-ringed for future development.

We provide active management services to ensure operational performance for both our landlord clients and our tenant clients. Flexible office space rentals are typically geared short-to-medium term, thereby providing the property owner with greater flexibility and control.

Our 20+ years of experience operating serviced offices enables us to provide the best possible solutions to both landlords and tenants. We have successfully managed and operated more than 70,000 square feet in four Central London locations, including Waterloo, London Bridge/Monument, Kings Cross, and Liverpool Street.

Tadhg Flanagan Managing Director

Tadhg has been actively involved with the management of Serviced Office businesses of all sizes since 2000. He was previously Operations Director and General Manager of a Pan-European Serviced Office business (MWB Business Exchange) with over 50 locations and T/O of £80m. He also served as MD of a London Property business (Bourne Capital), managing 150,000 SQFT of London flexible office space. Tadhg leads the business with the main emphasis on sales, client relations, and product development.

Jean Eustace Operations Director

Jean has worked as Operations Director within the Serviced Office sector over the past 25 years. She covers all operational aspects of the business, including New Centre openings, contractor and supplier handling, H&S, operation policies and procedures, and staff management.

Mairia Smith Finance Director

As Director of Mast Solutions, Maria was formerly FD at Parkview Owners of Battersea Power Station development, and also at commercial property business Bourne Capital. She has provided financial management for Serviced Office businesses for the past 12 years.

Having worked for 25 years with Aer Lingus at Heathrow Airport in a variety of Operational and Managerial roles in both B2C and B2B capacities Eithne retrained and moved to the Met Police IT Dept at Scotland Yard where she enjoyed a 10 year career before joining Breezblok in 2017. Eithne liaises with our agents & brokers to ensure that Breezblok receives the best leads as early as possible.

42,000 square feet over four floors

We initially took a lease of 10,000 SQFT on the ground floor of a building on the North Bank of London Bridge that was earmarked for future redevelopment on a 5-year lease from Pegassi Property via Cushman and Wakefield. The ground floor lease commenced on the 22nd December 2016, and we subsequently have taken an additional three contracts, including the Mezzanine Floor for 12,300 SQFT on 24th March 2017, the first floor for 8,500 SQFT on the 7th June 2017, and the second floor for 11,045 SQFT on 13th August 2017, making up a total of approximately 42,000 SQFT and around 850 workstations.

As of 20th December 2017, we hit 100 percent occupancy and have retained between 93-100 percent occupancy since then.

New Liverpool House

9,800 square feet over two floors

BSME acquired the lease on two floors of this office building at New Liverpool House, 15 Eldon Street, London EC2M 7LD in mid-December 2019, and opened within two months later on 1st February 2020. At the commencement of opening, the two floors were fully occupied and have remained so.

Positioned in the heart of London’s TMT and Financial Centre, these are modern office premises behind an attractive period facade and consist of approximately 9,800 SQFT.

11,000 square feet over one floor

We dealt directly with London and Regional Properties and secured a 2.5-year lease, albeit with a 6-month rolling redevelopment break. This was further extended by a further 1.5 years, on a 1960s building adjoining Waterloo Station due for redevelopment, taking on 11,082 SQFT. The lease commenced on the 18th of July 2016, and we were 100 percent occupied by the 18th of November 2016 and have maintained between 95-100 percent occupancy until the building closed due to redevelopment March 2020.

3,000 square feet over one floor

Successfully marketed let and managed A 3000 sqft floor in Caledonia house Pentonville Road, Kings Cross for a corporate client who had been unable to let the office via conventional means. Utilising our managed solution we mitigated our client’s exposure and provided an excellent solution for the end user.
